What you should know about your roof

Before having your roof replaced there are something’s you should think about first before you start calling roofing companies?

There's more to your roof than shingles. A roof is a system of building products that must work together to give you the lasting performance you should expect from a new roof.

This section explains the complete Roofing System the underlayment, and the attic

Here's a check list to look in too, the first thing you need to do is ask your self  Am I just going to have my roof recovered or am going to have my roof shingles torn off and replaced?

Recovers- if you only have one Lear of shingles on your roof, you can recover your roof but check with your local building department, and check with your insurance company, some insurance company’s may not cover you if you recover your roof again. But if you do recover your roof, here is something to remember.

1.      Do I just want new shingles what kind what color what stile

2.      Do I want to replace the old pipe boots (pipe boots wear out over time)

3.      Do I want to replace the old chimney flashing (flashing can be damaged by storms and high winds)

4.      Will I be putting on gutters later if so should I have new edge drip installed and what color

5.      Do I want to replace the old roof vents (roof vents can be damaged by storms and high winds)

6.      What other roof components do I need to consider (Most roofing company’s will inspect your roof and provide you with a free estimate, BUT ask when you call to get and estimate some company’s charge for this service.

7.      Will my insurance company cover the cost of the roof (you may have storm damage and your insurance may cover the cost)

8.      Ask the roofing company your calling for and estimate, if they will work with your insurance company, will they meet with the insurance company’s adjuster (remember the adjuster works for the insurance company part of his job is to pay as little as possible) an experience roofing company adjuster understands insurance polices and how to read them he understands what and what your not entitled too, the roofing company’s adjuster work for you and he can save you thousands of dollars of out of pocket dollars.

9.      There are many thing to consider, the one thing I can tell you from experience is do your home work, more thin once I have been called out to look at a new roof that is leaking, only to find the home owner did not do there home work and took the cheapest bid and got stung. Read the roofing company’s contract make sure it contains all the work to be done, if you have a question ask don’t be bashful ASK, if it’s not listed in the work to be done get it added before you sign on the line, the only work that will be done is what ‘s listed in the contract, it’s your roof and your money if you do this it will eliminate misunderstandings, or you will hear, I sorry that wasn’t include in the contract, BUT for and extra charge we can install it. How many times have your heard that, making sure the contract is complete it is every bit as important as having all the work you want done?

         UNDERSTANDING ESTIMATES

All roofing companies have there own way of writing estimates, this section will try to help you understand some of them no matter what form they are in they should contain the following:

1.      Price on the back of a business card, anyone who gives you this type of estimate and tells you everything you need is covered LOOK OUT  your about to hire Johnny Jake leg (he’s the guy that shows up in a car or truck with a ladder hanging out of the back.

2.      Most reputable roofing company will give you a detailed estimate it should look something like this, it should have a company logo, business address, phone number, and signed by the person doing the estimate,

3.       It will list the things to be removed and how they will disposed of ( preferable a land fill approved by the city and state were you live, (remember your responsible if they get dumped in the woods or down some back road)

·         Building permits (if required, should be obtained before any work begins and you should be given this before any work begins, if you are hiring a roofing contractor it should be his responsibility to obtain the necessary permits and inspections. (If you do not get a building permit the building department may require that you stop all work until one is obtained or worse may require you to remove the new roof, some building departments require inspection before during and after installation of your roof is installed.)
